As per your requirements parking can be structured to include:

  • First come, first served parking OR pre-allocated bay parking

  • Flexible visitor permit schemes adapted to the ratio of available visitor spaces to residents

  • The service is provided free of charge and operates on A self-financing basis

  • Removal of abandoned vehicles

There is a common misconception that all parking problems tend to be caused by unauthorised drivers, …for example, commuter parking or parking for local amenities. In approx. 95% of residential developments, this is not the case.

Parking is at a premium at most modern developments and problems tend to be caused by over parking (too many vehicles) or inconsiderate or poor parking. Residential car parks can suffer from various kinds of parking problems. The three major parking problems that are found within residential estates and a solution are detailed below:

This can usually be managed efficiently by using a straightforward permit scheme. The residents are provided with permits for themselves and their visitors (if applicable), leaving any unauthorised vehicle exposed with no permit displayed. Permit revenue systems can be implemented and collected on an annual or one-off basis on behalf of our clients.

Allowing a valuable revenue stream can then be reinvested in the development to the benefit of all residents. Our dedicated permit team based at our control centre are available to deal with all permit enquiries, requests, and on-going permit management. Therefore, freeing your staff from having to administer parking arrangements themselves. All permit replacements and requests are logged and stored to provide a complete audit trail and are dispatched within 24 hours of ordering.

Parking and Property Management will install signage covering the abused areas and write to all residents prior to enforcing parking terms and conditions and advising them of any restricted areas. Subject to the parking management scheme hatched areas or yellow lines can also be implemented under our management.

If the parking bays are allocated and numbered or marked, a permit scheme will work very effectively. By the issuing of bay allocated permits, we can verify whether a vehicle has parked in the correct bay. This type of permit scheme ensures each resident has complete exclusivity over their own parking bay. The above schemes can be used together or separately depending on your requirements and work best when offending vehicles are enforced by one of our operatives. We carry out our patrols depending on the level of severity and will happily take calls from – Residents notifying us of incorrectly parked vehicles.

Our team have vast experience within the residential sector and can advise you the best type of management scheme needed for your development.

If you decide to go ahead with our parking management scheme you will be given a dedicated Business Manager who will liaise with you on any bespoke requirements. They will deal with every aspect of the implementation for you right up until hand delivering the parking permits at least 14 days before any controls start.
